Your Home Warranty Doesn't Cover Damage
A Random Homeowner Tip From Ben
I found out today that a home warranty doesn’t cover damage caused by something else in your house malfunctioning. Last Saturday Kris discovered mold in the office closet. Water was leaking from the hot water heater. No problem, I called the home warranty and they fixed the leaking pipe. Wonderful. “…um… aren’t you going to fix the mold?” “Oh, your home warranty doesn’t cover damage. Your home owners insurance covers that.” That would have been really nice to know before I chose a $2500 deductible insurance policy. When we got our home insurance the higher deductible made sense at the time because I knew we would be covered with the home warranty if anything went wrong in the house.
To me, that’s like a computer warranty where your graphics card malfunctions causing your motherboard to fry… the manufacturer replaces the graphics card but says you have to pay to replace the motherboard. If this ever happened in the electronic world lawsuits would follow.
Things are different in the housing world.
